First and foremost, our goal at Anywhere Lombardo is for the build process to be an enjoyable one. Our experienced sales managers and construction coordinators will help guide you to create a home you’ll love to live in now and for years to come.

We’re getting ahead of ourselves, though. Below is the detailed process we will follow before, during, and after we build your new Lombardo home.

 

LOMBARDO HOMES BUILDING PROCESS GUIDE

It’s important to start with a pre-approval for a construction loan. Talk with your lender about your preferred monthly payment as well as your available down payment. Your lender will then be able to calculate a total price that you should stay below in order to keep you in your comfort zone. Knowing your pre-approval amount up front will simplify the process so that we can zone in on a home that will fit your lifestyle and your budget.

Many lenders will offer a loan so that you may purchase the land. Once you have a contract signed with a builder, your construction loan will take the place of your land loan.

When considering a homesite, most clients think about location, size, and price. Other things to think about as you find the perfect spot for your new home are:

  • Where are the utilities?
    • Will you be connecting to natural gas or to propane?
    • How far away is the electrical service?
    • Will it connect to city water and sewer, or will it need a well and septic? (Longer lines to connect the home to services cost more, so it’s important to factor in these increases when you’re considering larger parcels.)
  • Where will the driveway go?
  • Will trees need to be removed?
  • What are the other homes in the area like? (A more expensive home in an area of lower-priced homes means that the new home may not appraise, so will require more cash to make up the difference.)

During the Discovery Event™, you’ll meet with your Anywhere Lombardo Sales Manager to discuss everything that is important to you in your new home. The Discovery Event™ will cover how you’ll live in each space of your new home so that we can ensure we build the right home for you. Through this meeting, we’ll identify the floor plan and features that best suit your lifestyle. We’ll use our knowledge of your homesite as well as your pre-approval amount to find the right home for you.

Congratulations—you’ve found land that you love and are working on perfecting your new home wish list. Now let’s see how the home and land fit together! Our Construction Coordinator will tour the land to determine how your home will fit, and will begin collecting information regarding permits, utilities, and more. Base pricing for your Anywhere Lombardo home includes a large amount to be used toward soil boring tests, topography drawings, permits, utility connections, and more. Based on the costs needed for your lot along with our included allowance, we will provide an estimate so that you can see how this location will fit with your budget.

Upon approval of the estimate, we will move on to the first step in our deposit process: the formal site evaluation. With a $7,500 deposit, we will schedule site engineers to review easements, topography, utility connections, and more. We’ll work with the engineers to place your new home in your desired location, factoring in topography and other land-specific issues. At this time, we will complete a soil boring test. This test gives us a peek at what is underground so that we can predict with better accuracy the costs required for your foundation. If a perc test is needed to determine the water absorption rate of the soil in preparation for building a septic drain field or infiltration basin, this will be completed, as well.

The Site Evaluation is estimated to take place over two to three months depending on site conditions and research that is needed. Upon completion of the tests, we’ll meet again to go over the details of what your lot will require. We’ll include these costs in our Construction Agreement so you’ll know exactly what your new home will cost! In fact, we guarantee these numbers to be accurate — we won’t be surprising you mid-build with a bill for unexpected costs!

While our Construction Coordinator is working on your Site Evaluation, you’ll meet with your Sales Manager for our Discovery Event so that we can fully understand the selections you would like in your new home. This is also a great time to visit our Design Studio during Open Preview hours (more on that in the next section!).

Your Sales Manager will meet with you to finalize your home’s options and sign the Construction Agreement. You will need to set aside approximately two hours for this appointment.

Structural Options will be locked in at the time of signing the Construction Agreement; any changes to Structural Options afterward are subject to late fees. This helps keep the planning, budgets, and construction of your new home on track.

Our Lombardo Homes Design Studio, located in Southfield, Michigan, showcases all of our interior options. Clients are able to work with samples for cabinets, countertops, flooring, brick, siding, and more in order to combine colors and palates that are just right for their new homes! We encourage you to visit during any Open Preview times. We have found that our clients are more comfortable with their Design selections when they have taken the time to preview the available options ahead of time.

The construction stage of your new home will determine which, if any, choices are able to be selected. If the selections for your new home have not yet been determined, you will meet with your Sales Manager or our Design Coordinator at our Design Studio within two to three weeks after you complete your Construction Agreement. You’ll finalize all selections at this time.

Depending on the stage of construction, all choices must be finalized within 21 days of signing your Construction Agreement. It is recommended to have child care arrangements for this appointment so we have your full attention while choosing features for your home. Your Sales Manager/Design Coordinator will guide you through making decisions and selections to ensure a home you will be proud to show off. 

Building your new home requires the efforts of many different individuals. There are also detailed processes, procedures and schedules in place which we must follow to ensure timely delivery of your new home. Making changes can greatly affect any one of these components, which may result in delays or other circumstances. This is why it is critical to have all selections made during the 21-day period.

After your Design Studio appointment has been completed, we request that no further enhancements or changes be made to the home. Please note that any changes made after finalization of Design choices will be subject to late fees.

Once selections are complete, your price will be set! Now your lender will be able to finalize their documents for your construction loan, and we will schedule a closing for your construction loan. Usually at this stage, your monthly payments toward your construction loan are calculated just on the amount you borrowed to purchase your land, but ask your loan officer for more details!

We begin the process by obtaining permits and ordering the items you have selected to make your home uniquely yours. This will take six to ten weeks to complete. Once everything is in place, it is time to start the development and construction of your new home!

Hundreds of people are involved in the construction of your home. Our processes ensure a smooth and pleasant build experience, but sometimes there are “bumps in the road,” miscommunication, and mistakes. Should this occur, we will ask questions, understand what you’re looking for and get it right – we will work through any “bumps” together!

We cannot let friends, family or non-Lombardo trades supply materials or labor within your new home. Because we warrant your new home, we must supply all materials and labor within.

You will meet your Construction Coordinator at your Pre-Construction Orientation, which will occur 2-3 weeks before construction of your new home begins. This orientation is scheduled by your Sales Manager at your Purchase Agreement. The meeting will be held in a location that you determine with your Sales Manager and/or Construction Coordinator and will take approximately one to two hours. All meetings with Construction Coordinators will occur on weekdays between 9 a.m. and 3 p.m. Please keep in mind that building a new home is a commitment for both parties and may require you to schedule half days or long lunches.

At the Pre-Construction Orientation, you will have an opportunity to learn about your home on paper. The Construction Coordinator will review the plot plan with you as well as the construction drawings for your home. All mechanicals (furnace, sump pump, electrical box, water heater, electrical outlets, switches and if selected 3-piece rough plumbing, etc.) have pre-determined locations and will be reviewed with you, but not moved, at this meeting.

Your Construction Coordinator will give you a guided tour of your home under construction prior to drywall installation. At this time you will discover the inner workings of your home, view its quality components and ask questions. This orientation is not a time to add additional features (i.e. phone, cable, outlets etc.). Please dress appropriately, as you will be walking through an active construction site. Weather-resistant and flat shoes are strongly recommended. We kindly request that you do not bring children, inspectors, real estate agents, or family members to this orientation. However, we do encourage you to bring a camera and take photos of your new home under construction!

Construction Draws will be required at three to four different stages of your home’s construction. The first draw is often around the time your home is framing; the second when cabinets are delivered; the third after interior finishes like countertops are installed; and the last when your home is complete. These stages are approximate; the number and timing can change between individual homes. It’s a fairly simple process! We’ll send you notice of the request for your signature, and then will send it on to your lender. Your monthly payment will change to include the total amount that has been drawn to that point. (Ask your lender for details!)

When you receive your Key Exchange date (more on that later!), you will also receive the date and time of your New Home Orientation Walk. This meeting will be with a ProHome representative who will give you a full orientation of your home. Please note that the New Home Orientation Walk is between ProHome and the homeowners only. We request that you do not bring children, inspectors, real estate agents, or additional family members, as this is your time to learn how your new home works.

This is a one- to two-hour detailed walk–through of your home where every light switch will be operated, every window, cabinet and door opened, and every feature of your home demonstrated. Please do not worry if you find some items that need to be addressed (a cabinet door that needs to be adjusted, a few paint touch-ups, etc.). During the walk, the ProHome representative will make a detailed list of items that need to be addressed before closing. Please be aware that you will also be walking the exterior of the home and should dress appropriately.

It is important to ask any questions you have about your warranty at this time. Also, please note that the list you create with your ProHome representative creates is the final list that will be made prior to the Key Exchange. After your New Home Orientation, your Construction Coordinator will be scheduling the items to be addressed, so additional items cannot be scheduled afterward.

Approximately one week after your New Home Orientation Walk, you will walk through your new Lombardo Home with your Construction Coordinator, where you will be asked to sign off that any items discovered during your New Home Orientation Walk have been addressed. The Verification is a great opportunity to ask final questions about your new home before your key exchange, and we encourage homeowners to spend the time asking questions rather than making a list of items that may need to be corrected in the home. Again, we respectfully request that you do not bring children, inspectors, real estate agents, or additional family members.

Congratulations! The day is here! Your appointment to meet for your key exchange has already been scheduled, and it is time to take possession of your new Lombardo Home.

Your sales manager will meet you at your home at a predetermined date and time, where you will sign paperwork acknowledging the turnover of your home, as well as receive all warranty paperwork for your new home.

You will also have the opportunity to take a survey at your key exchange to let us know how we performed throughout the sales, purchase, and build process. Our customers are important to us, so your feedback is greatly appreciated!
